Our team at Horizon Offsite are delighted to be working with repeat clients Cairn Homes plc on the delivery of 569 new homes in South County Dublin. This marks the origins of an ambitious new suburb in Dublin 24, which will provide up to 11,000 new, mixed-tenure homes for 25,000 people. Full planning permission has now been granted by South Dublin County Council for the first phase of the new housing scheme, which will be part of the Clonburris Strategic Development Zone, or SDZ.

Construction will commence shortly and the first homes are expected to be delivered in Clonburris by the middle of 2023. 

The 569 energy efficient new homes being delivered through Phase 1 comprise 173 houses, 148 duplexes and 248 apartments together with a creche, two local parks and children’s play areas. In terms of placemaking, this new neighbourhood will include a green link alongside Fonthill Road. 

The wider project to develop the SDZ, led by South Dublin County Council, will consist of between 7,730 and 11,098 new homes, including: 

  • Approximately 1,000 social homes with approximately 120 homes of these to be delivered under the Social Housing Public-Private Partnership Programme. 
  • Approximately 1,600 affordable homes, utilising the Affordable Housing Fund.
  • Employment – 31,115 square metres of employment floor space

When all planned phases are complete, the new suburb – situated between Clondalkin and Lucan – will be serviced by enhanced public transport infrastructure, including two train stations on the soon to be electrified Dublin-Kildare rail line, along with eight new schools, creches, public buildings and 90 hectares of public parks and amenities.

While Clonburris will be home to an estimated 25,000 new residents, the daytime population is expected to exceed 30,000 when the employment and retail centres are delivered. Further placemaking details about this new community can be found at https://clonburris.ie/community/.
